Did you know that from June 1, 2020, it is a legal requirement for private landlords in England to have the electrical installation in their rental properties checked by a qualified and registered electrician? 

To comply with this, you need a Electrical Installation Condition Report, also known as an EICR. 
 
The EICR should be carried out at intervals not exceeding five years or at the change of tenancy, whichever comes first with a copy of the most recent electrical safety condition report (EICR) provided to both new and retained tenants. 
 
The electrician carrying out the electrical checks must be fully qualified and registered as such to do so. It is the landlord's responsibility to ensure that the attending electrician meets these requirements. 

What should landlords do with the electrical safety report? 

Landlords must: 
 
Provide a copy of the report to the existing tenant within 28 days of the inspection and test. 
Provide a copy of this report to any prospective tenant within 28 days of receiving a request for the report. 
Provide a copy of this report to new tenants before tenancy can start. 
Provide a copy of the electrical safety report of a property to the local authority within 7 days if requested. 
Keep a copy of the electrical safety report for the next inspection. 
Fix any electrical issues that may have been highlighted during the inspection within 28 days. 
Inform the local authority and tenants within 28 days that any electrical issues which have been highlighted within the report have been fixed. 

Where can you find a “competent person” to conduct the electrical safety report? 

A “competent person” must be part of the competent person scheme established by the government. 
 
Any member of the scheme is able to guarantee and certify their work complies with the most up to date building regulation
